If your building was constructed before the year 2000, there’s a chance it may contain asbestos-containing materials (ACMs). An asbestos survey is legally required before any refurbishment, demolition, or maintenance work to ensure the safety of occupants and workers. Even if you’re not planning immediate work, a survey helps you understand potential risks and plan ahead.

There are two main types of asbestos surveys:

Management Survey – for routine occupancy, identifying and managing asbestos materials that may be disturbed during normal use.

Refurbishment & Demolition Survey – required before any renovation or demolition work, this is more intrusive and ensures all hidden asbestos is identified and safely dealt with.

We can advise you on which type is right for your property during an initial consultation.

If asbestos is identified, we’ll provide a detailed report outlining the type, location, and condition of the material. Depending on the risk, we may recommend leaving it in place and monitoring it, or arranging safe removal. We also offer asbestos management plans to help you stay compliant with legal requirements and protect health and safety on your premises.

The duration of an asbestos survey depends on the size and complexity of the property. A standard domestic survey can typically be completed within a few hours, while larger commercial buildings or sites may take a full day or more. After the survey, reports are usually delivered within 2–5 working days, unless expedited processing is requested.

Asbestos is generally not harmful if it remains in good condition and is undisturbed. However, once asbestos-containing materials are damaged or deteriorate, they can release fibres into the air, which are hazardous when inhaled. Regular inspections and proper management are essential to reduce any risk.

Costs vary depending on the type of survey required, the size of the property, and the number of samples taken for lab testing. We offer competitive pricing and free quotes tailored to your property and project. Contact us for a no-obligation estimate.

No — asbestos surveys must be conducted by qualified professionals with UKAS-accredited training and the appropriate licences and equipment. DIY attempts can be extremely dangerous and are not legally compliant.
